What Surfaces Can Be Pressure Cleaned?

Almost any hard commercial surface can be pressure cleaned concrete, asphalt, pavers, brick, render, tiles and metal provided the pressure, water temperature and detergent are matched to what is underneath. Getting that match right is the whole job. We inspect the surface before we quote, then use hot-water or cold-water treatment accordingly, so grease and staining lift without the render, the sealant or the line marking coming with them.

HOW IT WORKS

How Does Commercial High-Pressure Cleaning Work?

Commercial high-pressure cleaning runs in five steps: you tell us the site and the surface, we inspect it free of charge, you receive a fixed written quote, we clean outside your trading hours, and you get before and after photographs for your records. Most sites are inspected and quoted before any equipment arrives, because the pressure, water temperature and runoff method all depend on what we find on the day.

REAL RESULTS

What Results Can You Realistically Expect From Pressure Cleaning?

Most commercial surfaces come back further than owners expect, but not all the way to new and honest operators tell you which is which before quoting. Surface grime, algae, mould, gum and tyre marking usually clear completely. Oil that has soaked into porous, unsealed concrete over years will lighten substantially rather than disappear. We assess which category your surface falls into at the free site inspection, and the expected result is written into your quote.

FAQ

High-Pressure Cleaning Questions

What Sydney businesses and strata schemes ask before booking.
Commercial pressure cleaning uses controlled pressurised water — with pre-treatment, degreasing and mechanical agitation where they are needed — to clean suitable hard surfaces at commercial properties. It is not a matter of applying maximum pressure: the surface, the contamination, the drainage, the surrounding property and the site conditions are all considered before the method is selected. HygieneXperts provides commercial pressure cleaning for suitable areas including car parks, loading docks, restaurant service areas, commercial walkways, driveways, hardstands and facility areas across Sydney and NSW.
We can assess a wide range of commercial hard-surface areas. Typical ones are commercial car parks, loading docks and loading bays, commercial driveways, warehouse approaches and hardstands, restaurant back-of-house and external service areas, bin and waste-service areas, shopping-centre service areas, building entrances and walkways, courtyards and outdoor commercial areas, alfresco hospitality areas, and other suitable concrete, tiled or paved surfaces. Not every internal or external area suits high-pressure cleaning, so the surface, the drainage and the surrounding equipment are assessed first.
Yes. Professional pressure cleaning can remove significant amounts of accessible grease, cooking oil and oily surface contamination when the correct process is used. For heavier commercial grease, water pressure alone may not be enough, and the work runs as pre-treatment, a suitable degreaser, dwell time, mechanical scrubbing, controlled pressure cleaning, detail cleaning and then wastewater management. This matters most at restaurants, loading docks, service yards, bin areas and other food-service environments.
Not always. Pressure cleaning and degreasing can substantially improve oil-affected concrete, but deeply absorbed or long-standing oil stains may leave permanent discolouration. The final result depends on how long the contamination has been present, whether the concrete is porous or sealed, the type of oil, any previous treatments, the condition of the surface and how deeply the oil has penetrated. We focus on removing the accessible contamination rather than promising that every old stain will completely disappear.
It can be, when the cleaning method is matched to the substrate — but not every surface should be cleaned at the same pressure. Sound concrete is commonly suitable, while pavers, tiles, grout, sealed concrete, natural stone, painted surfaces, render, brick, epoxy coatings and similar materials may need reduced pressure, different nozzles, a test area or an alternative method altogether. Existing cracks, loose grout, damaged coatings and deteriorated surfaces are also considered before any cleaning starts.
Drainage and wastewater are considered before the cleaning begins. Pressure-cleaning wastewater can carry grease, oil, detergents, food residue, dirt and sediment, and it should not simply be allowed to enter stormwater drains. NSW EPA guidance is that runoff from washing activities must not enter stormwater, so depending on the site the wastewater may need to be contained, recovered, treated or directed through an approved wastewater or trade-waste arrangement. Controls can include temporary containment, drain protection, wet-vacuum recovery or an appropriate site collection system, chosen to suit the job.
Yes — they are two of the main areas we assess for pressure cleaning. The work typically targets traffic dirt, tyre residue, grease, oil spots, delivery residue, mud, general grime and high-traffic surface buildup. For car parks and loading areas we also consider vehicle movements, pedestrian access, drainage, contaminated runoff and whether the job should be completed in stages or outside operating hours. Underground car parks can need additional assessment, because drainage, electrical systems, ventilation and enclosed working conditions may affect the cleaning method.
Where the contamination requires it, yes. Commercial degreasers and mechanical scrubbing may be used before pressure cleaning to help loosen grease, oil and stubborn buildup. What a job needs depends on the surface material, the contamination, the drainage, the surrounding environment and the product requirements. Cleaning products are selected for their intended application and used according to the manufacturer’s directions and the relevant Safety Data Sheet. Not every job requires chemical pre-treatment, so we select the method for the actual surface and contamination rather than applying chemicals automatically.
Commercial pressure cleaning is normally quoted on the actual site and scope rather than at one fixed price. The cost can depend on the area size, the surface type, the level of dirt or buildup, grease and oil contamination, any chemical or degreasing requirements, mechanical scrubbing, accessibility, wastewater controls, car park or traffic-management requirements, working hours, the site location, and whether several areas or locations are being serviced. For many straightforward jobs, send us photographs and we can prepare an initial assessment; larger, heavily contaminated or complex commercial sites may require a physical inspection.
There is no universal pressure-cleaning schedule that suits every commercial property. The right frequency depends on pedestrian and vehicle traffic, grease and oil exposure, the type of business, weather exposure, presentation requirements, food-service activity, how quickly contamination builds up and the property’s own maintenance standards. We can provide one-off cleaning or set up a scheduled commercial pressure-cleaning program for an individual property, a facility-management portfolio or a multi-site business — monthly, quarterly, six-monthly, annually or tailored to what the site actually requires.
